Colorado Home Maintenance Schedule

Professional maintenance companies can usually perform any of the tasks below if you are uncomfortable with them.

Annual

  • Have furnace or heating system serviced by a qualified service company every year.
  • Check that all vents are clear of debris and are functional.
  • Check for moisture intrusion on a regular basis. This is especially true if you have landscaping that can introduce moisture to your foundation system.
  • Replace batteries in smoke, fire and CO detectors.

Seasonal

Fall
  • Have furnace or heating system serviced by a qualified service company every year.
  • Clean central humidifiers, remove sediment and scale. Turn dampers to proper Winter position.
  • Replace furnace filters on a monthly basis.
  • OR
  • Replace electrostatic (example 3M Filtrete™) every three months
  • OR
  • Clean air cleaner filters every month or more often.
  • Clean baseboard heaters or radiators.
  • Check weatherstripping on all doors.
  • Check seal on all windows.
  • Install storm windows.
  • Clean out downspouts and gutters.
  • Close hose bibs, disconnect hoses and drain.
  • Cover outside of air conditioning units.
Winter
  • Replace furnace filters on a monthly basis.
  • OR
  • Replace electrostatic (example 3M Filtrete™) every three months
  • OR
  • Clean air cleaner filters every month or more often.
  • Monitor your home for high moisture levels. Some amount of condensation should be expected along the bottom of windows, particularly in the corners. Windows that become completely covered in condensation pose a moisture problem. Be sure that moisture in any location is removed as it accumulates and doesn't collect to form a problem.
  • Check the attic on a monthly basis for condensation and moisture damage.
Spring
  • Have central air conditioners serviced.
  • Turn off and clean central humidifiers. Turn dampers to proper Summer position.
  • Install screens in place of storm windows.
  • Clean out downspouts and gutters.
Summer
  • Check for Winter damage to roof, gutters and downspouts. Check from inside attic as well.
  • Monitor basement moisture and humidity levels as landscaping irrigation is resumed.
  • Clean dryer vents and ducts. Vacuum out dryer lint collector.
  • Perform overall check of exterior finishes of home. Repair or replace damaged areas.
  • Caulk and seal as needed to replace and maintain the integrity of sealed areas.
  • Check that there are no areas where your landscaping slopes back to your home.
